Ann Arbor Real Estate Renting or Selling

Many of my clients need cash because they have vacant homes so we must be responsive to these needs and have developed a good system for renting homes and or selling them, whichever comes first.

Because I am not an attorney and there are risks associated with renting, all of my clients are directed to an attorney who modifies the lease for each case and includes the required disclosures. While the income may offset the mortgage payments, the pitfall is not limited to tenant damaging the home and stopping payments. We always insist on credit reports, references and ask that the Seller/Landlord interview the candidates. The attorney can point out the pros and cons of becoming a landlord. In addition, by establishing this relationship at the beginning, then the Seller/Landlord has the expert available during this timeframe. Also up for discussion should be showing cooperation during the lease if the Seller is still looking for a buyer. We are not in the leasing business but are responding to the clients needs.
